The TWA Terminal at JFK Airport is set to become the airport’s first on-property hotel, built by JetBlue and MCR Development, USA Today reports. The airline will own 5 percent, while MCR will claim 95 percent.

Gov. Andrew Cuomo is announcing a lease deal that would result in a $265 million project, which will break ground next year and open in 2018.

Located near JetBlue’s T5 Terminal, the hotel will have 505 rooms, 40,000 square feet of meeting space, an observation deck, several eateries, and a spa.

The concourse’s lounge area will stay put, and two new towers will house the rest of the hotel. An energy management system will allow the property to make its own power.

The new property is set to generate 3,700 jobs and will be JetBlue’s first hotel open to the public; earlier this year, it opened an Orlando hotel for its employees.
